Once I activate my small company into a functioning business, will the lease I have for them on file be a reliable record to use for their credit history after a year?  

It's well functional.

I realize that is a critical component in making wise investments and am going to focus on that for now! 

The only thing i can see as needing to be replaced soon is a 14-15 year old boiler that im sure will be nearing the end of its lifespan sooner, rather than later (although functioning well during some testing at the time of inspection).

He's studying to get his real estate license and really wants to work in commercial real estate due to his extensive experience in commercial construction and his interest in the industrial, warehouse and mission critical facilities.Are there positions within commercial real estate brokerages that he could work part-time (nights, weekends, days off from W-2) once he gets his license?
