Owners and/or property managers can neglect a property by deferring maintenance, not spending enough money on advertising, poor customer service, and not spending the capital necessary to keep interiors up to date with the market.

Once it get's put in service as a rental property, they are required to claim depreciation and then recapture depreciation when they sell.

When you claim it as an investment property, somewhere you need to record the date that it entered into service as a rental property instead of your home.
