The newfound sellers clouded the title so now we're stuck doing nothing with the property.Ever since we contacted the title company to file a claim, they've been dodging our calls and coming up with a lot of very convenient excuses, such as "the title attorney is on lunch," "our systems are down," etc.

I would say your best bet is to attend the next Hoa meeting, ask them how they tried to contact you, and then ask for a “reasonable” $50-$100/month fine.

If they say you have to provide them a copy of the lease, then that's what you signed up for.I recommend contacting the HOA, pleading ignorance, asking forgiveness, and begging them to reduce the charges to something more reasonable.
