As a DC landlord and property owner, I have grown tired of the constant burden of red tape in the district which unfairly benefits those who know how to play the system.I had the thought of joining up with other owners to see if we can form a group to petition the district to make the judgement and eviction process fair for us.Anyone interested??

I am looking for feedback on an investment strategy to acquire rental income streams from troubled property owners with $0 invested.When a leveraged rental property owner runs into trouble making payments and faces a foreclosure, might it be possible to structure a deal legally whereby rights to rent that property can be signed away to an investor, who takes over management and instead of charging a management fee, captures the full rental income every month and out of that pays a fixed amount directly to the lender.

JenPost it on Craigslist, call everyone you know in the investment world and see if anyone they know is buying there, (if you have Prop Stream or a similar software) look for recent cash sales in the area (non owner occupied) and call the buyers to see if they are still buying.
