While these policies are good political theater, most reasonable people acknowledge they are not beneficial to tenants or landlords in the long term.While these regulations present additional risk that need to be accounted for when conducting your due diligence, to me the fundamentals of investing real estate continue to look good long term.

If he has to move and suggests he will trash the place, give him a 24-hour notice to enter every two weeks with the excuse you are going to do some repairs...find something simple you can do like caulk around shower enclosure and do it meanwhile conducting a visual inspection to see if he is causing damage.

I came across “Real” brokerage that advertises you have the ability to conduct business in multiple states as long as you have a valid license in one of the states they have a brokerage license (FL & PA are both on their list).
