But at the same time my ultimate goal is to have Rentles and the market has went up so much in our area that I’m afraid we will end up really over spending and taking even longer to pay off the new property to reach our max profit, We have $40k saved up and are planning to get out of North Dakota after 8 years and go home and my plan is to do the (small repairs) to the properties and put them on the market and take the money to start flipping foreclosed houses (still need to do a lot more research on that as well before we commit) sorry for such a long story but I’m just looking to see if anybody has any suggestions or experience with any of the Situations I’m in, thanks!

A lot of times they'll try to put all kinds of stuff in there about non-compete, minimum time commitment, ownership of all leads, etc.

I have a new resident who would like to commit to this rehabbed unit, but now the tenant and other residents cannot find a place to live.I offered full security deposit back in cash with a multiple cleaning stipulations if they were out by Feb 28 and told them they would be responsible for contractor rescheduling fees if they were not out by Feb 28.

@Rashad A Smith the seller will be committed to selling to you so there’s no need for another buyers.You must have an out clause in your contract that will allow you to void the contract.

Each now has a son with multiple felony convictions (one TWICE convicted for drug dealing with gun in car, the other TWICE convicted of violent assault while committing a mugging) coming out of prison, and each just assumed that they could bring their little darling "home".
