Basic issue, from a broker perspective, is tenant payments in light of eviction moratorium.Lenders are getting really picky about underwriting and vacancies/collections.Owners, especially cheaper rent neighborhoods, are seeing collections down 20% from normal.My gut is that once we're past this and stabilize that demand should come back.  

We pay it no problem and have our closing costs no problem but the issue we have is the collections agencies deleting the accounts and getting our credit up there before our new closing date on the 30th that the sellers did not want to do but so kindly did!!!

What property managers do can be a lengthy list, but from a 30,000 foot view they oversee the properties and the tenants and handle the day-to-day maintenance requests, resolve tenant issues/disputes, collect rent, enforce late fees, help you through eviction process, market the property, etc. 

And I see a lot investors posting about their concern for rent collections in May.I'm curious about everyone's thoughts here.Yes, things are bad right now.

If I pay 20 % down payment on an investment property can i live somewhere else and still collect money monthly?

Factor a little extra vacancy and collection lost.

My plan is to collect one month's rent as a damage deposit.

If you collect an additional month rent, that can only be used for rent. 

I am curious to see what folks are doing to collect rent during this pandemic.
