You can actually hit up to a 50% DTI with that program but not all lenders carry that option.DSCR- debt service coverage ratio will allow you to use the rental income to qualify for a home that currently has a renter(s).

In my experience, most of the foreclosed owners cooperate or at least engage in some sort of discussion with the new purchasers to figure out a dignified exit or perhaps a negotiated cash for keys scenario.With the recent purchase, I left various messages and posted letters at the front door asking for a call back to discuss the living arrangement.
