I barely have enough money to get in to the established areas, much less tie it up for years to get beat up with bad tenants and maintenance heavy homes that don't carry enough value for major renovations. :) Just my take for now... but wait a minute and it'll change.

In my opinion, very few investors are able to successfully do the no money down real estate at the beginning of their investing career because in order to do it you need to use other people’s money, or you need enough education and experience to successfully put together a subject to deal, or owner carry, etc.

It's much eaier to pinpoint market rent for 2 BR appartments, than it is for SF homes.The only real way to get a good feeling for how much rent a certain property will carry is to get in the car and look at properties for rent in person.
