For residential rentals, unless it has 5+ units....CAP rate is not a very good measure of an investment.

However, I know their stressed from using all of their intellect to solve problems for a company that doesn't care about them.

If he does something irresponsible like reverse mortgage, then there won't be much of an inheritance.

Finding a hot neighborhood before it gets hot is more of an art than a science. 

Then, I realized, if I go out of my way to help their business grow they will take better care of mine!!!!

Well, @Eric Schwake, other than the tax advantages for rentals, collecting a mortgage payment from a borrower is like having a tenant who pays you monthly, doesn't ask to have anything repaired, does not move out and require you to turn over the property,  and keeps really good care of the home (mostly).

I assume local banks/lenders would go to 75% but I may not get as attractive of an interest rate.
