Depends on area.. why they went vacant in PHX and Vegas was that the construction industry came to a dead halt and half the renters worked in the trades and they ended up leaving all together to look for work elsewhere.Also PHX had double whammy if you recall the politics at the time in PHX  were booting Hispanics that did not have green card out of the country...

I later realized this is part of the sales pitch.We were told to contact our credit card company to request an increase in the credit line.They made it sound like their program was very exclusive and not everyone is admitted.

I don't have credit cards payments(but I do have 8 credit cards, and really don't know why), no car loan, and I won't have anything to pay on during my deployments, so everything essentially goes into my pocket.

I did get a discount for having 3 properties' HVAC systems serviced at the same time recently (included my own house). 55 vs 79 bucks for a tune up and 15% discount on any parts if needed- not bad.Have tenants deposit rent directly to a bank account.Have mortgages auto debit from those bank accounts.Buy your rental stuff at Home Depot with a dedicated credit or debit card.

Or sending out quarterly surveys to all tenants with gift card incentives for them to complete the surveys would be a direct independent way to find out how the PM is doing and what kind of experience tenants are having.
