There's too many people flying under the radar and having work done by people professing to be contractors, that aren't.

Unless you plan to pair it with a construction division or can build out a brokerage and the property management is utilized to bring in and/or retain business, it's not a great business to be in if you plan to manage 3rd party assets.

I need it to work as a quadplex so moving forward, I would appreciate not getting warning posts about zoning.Should I rent it as 2 units and put people on the same lease but keep their residences separate with a door that can just stay locked or something?

Good credit score (800+) but low income ($70k)Candidate 2: Family of 5 (3 kids) with a business + a smaller dog (40 lbs bulldog) and ok credit (680+) but higher income ($130k) than other candidate. 

Along with the usual bush and grass jobs people would have us do house cleanouts, cleanups, and basic maintenance, so I know that I would not be totally jumping into unknown waters.

I see many people quitting within the first year because they approach the business without realistic expectations and burnout.Good luck!  

Once in there you will find plenty of people that are doing it, although the ones that will connect with you will most likely be begginers that don't know too much.
