As I have only been on the BiggerPockets team a few months, I cannot speak to the process that occurred at the beginning of development stages for the current release, but I can say assuredly that our team is working to develop a design process that emulates much of what you described, as it is a best practice in strategic planning.

If that occurs then I can transfer them back to my name?

Foundation issues can occur in any area, but some areas may be more prone to them than others due to soil type, weather patterns, and other factors.

After you develop your list, start working on the ones most likely to occur first.

Note that liability coverage protects you against personal injury or wrongful death occurring at one of your properties, and these types of claims (though somewhat rare) often exceed $500k if/when they happen. 

We do a walk-through of properties every month anyway, so collecting coins occurs when we inspect.

I have learned that any repairs will not occur for at least a few more weeks and a final invoice will not be available till after the floor is pulled up the and issue identified. 

Most of us want to grow as fast as possible but I like to have a healthy cash reserve to cover issues because it is not a matter of if but when issues will occur.  

The disharmony occurs if you elect to have your LLC treated as a flow-through entity in the U.S.A..  

My question is why should that person go through the learning process and make costly mistakes or pitfalls and maybe lose some of his capital to become an efficient landlord, while on the other hand that investor could invest his money in REITS (Real Estate Investment Trust).To me the obvious advantages of REITS is that investors can economically and efficiently obtain exposure to real estate in publicly traded, liquid, transparent, daily valued, regulated, and audited securities.While the obvious disadvantages of directly buying rental is that individual real estate properties meet none of the usual tests for market efficiency: Each parcel is unique, transaction costs are very large, sales occur only occasionally, and market knowledge is often local and restricted, making this an insider’s market.
