@Martinis Jackson, if you bought that property with the primary intent of reselling (flipping) then it does not qualify for 1031 treatment.

@Adam Sporinsky, You need to eliminate the word "flip" from your vocabulary entirely :)Your intent with a flip is primarily to resell.  1031 qualifying real estate is purchased with the intent to hold for productive use in trade business or for investment.

@Russell Brazil your example is lobbying for your own benefit, the 20% deduction :)  Our services qualify like all services to a certain income level, then they are specifically excluded from the deduction.I was just curious about all the volunteers who update the MLS without a personal reason to do so (better market data in their area, more comps listed, etc).

Basically, if you want to do the work above board, I would say that there is NO WAY to do a $150/sqft build in the Bay Area.
