In my state if left blank the inspection period is 12 days, however I write a clause into the contract that says the days are business days!

To provide context, my current tenant has been in the property for 2 years and has paid late several times and on at least two occasions had the payment bounced back for non-sufficient funds, however he has always eventually paid.

There was already one unit virtually ready for rent that would cover most of my total mortgage and the bottom (needed lots of work) was a blank canvas that I could bring a unique product into the market place if I did it right.

Fortunately, I have made a fortune off this place previous to the last few years and enjoy using it on occasion and letting friends and family enjoy it. 

My city has steep permitting/impact fee increases after 750sq ft, so I'm not sure if I should go for a 1BR 749sq ft, 2BR 749sq ft, or pay the hefty fees and jump up to 1,000+sq ft with 2BR.If you have experience building an ADU, I would love to understand your thought process on the design you chose and what you recommend to someone with a blank canvas and plenty of space for up to about 1,200sq ft.The second sticking point is how to determine who to designs the ADU.
