Many will outright refuse to work with them because of the quality of tenant.After keeping an eye on the market for the past two years, and having lived here, I believe there are still two strong areas (non-Summerlin) in Vegas to still invest in right now.

I am not a lawyer, but I find it hard to believe that the landlord can keep your first month's rent and security deposit if he does not provide you with a place in a reasonable amount of time.
