If so, there are multiple buyer termination points built in to the contract.

I know some areas are very strict about this so I will say I am in the Dallas/Fort Worth, Texas metroplex which to my knowledge doesn't have any requirements for timeliness of renewal notifications (just 30 days if you are terminating the lease). 

If one of them doesn't pay, it's ground for lease termination and eviction.

Otherwise you could find yourself in front of a judge.Often buyers will request, as a condition of purchase, that the seller terminate the tenants lease prior to closing. 

I doubt they will offer to standby until you re-lease and will probably offer you a lump some/ lease termination fee.

If you want them to move out within a month, check your state laws regrading "no cause evictions"/"termination without cause" for how much notice you need to give them (we require 90 days in Oregon!).
