Thanks @Sean MyersUnderwriting that Sacramento deal simulating a cap rate increase to 6.5% brings me to an IRR barely above 0%, so I guess it's good that I don't go underwater :-)Of course, that is true until it's just the cap rate to suffer and not the actual rents with vacancy and discounts, otherwise the debt service might become hard to cover...Thanks for sharing your wisdom!

I encourage sellers to use them as a selling feature to gain a competitive edge.I negotiated one to be included for a buyer client who could just barely afford the home we got them into. 

I purchased a 6000 sq ft lot that's barely large enough in a perfect world for drip septic to support a 3/2.

The pink Dots are Letter of Map Amendment (LOMA) which are individual properties that are removed from the high-risk flood zone. 

Not many lookers and barely any offers. 

I would need ~3400 in gross rents to cover this at 6% and that's the bare minimum.

Also at the bare minimum increase your liability to $500k.

I wouldn't pull it out my primary residence because I used a VA loan, borrowed 100% LTV, I barely have any equity in it, and now my mortgage payment is too high.

If I had to I would probably barely be cash flowing.
