I have found a few sources that I am trying out to build the company credit.

Expenses are too high and net profit too low for lenders.You would have to find alternative financing sources if you can't find a local lender looking to support your deal.

During that time, I created an acquisitions subsidiary which was responsible for all acquisition lead sourcing, underwriting, and negotiations and closed roughly $20mil in urban real estate, an affiliate title company which facilitated all acquisition, loan, and listing settlements, and customized a cloud-based system which eliminated spreadsheets and tracked the entire process of acquiring/developing/selling real estate. 

It seems like you're sourcing off-market deals.

Also be careful how you share your sources.

The internet (craiglist, zillow, realtor.com) has got to be the best source out there.

What sources do you use to research Comps?
