Getting RE License Question

Yes, yes I do know I can technically buy and sell without a license, but without tools such as access to then MLS, CMA's, auction websites, access inside properties ect. it makes it very difficult, and if you add in all the legal work such as contracts it becomes extremely difficult without the representation of an agent or attorney.

I'm trying to get into bidding on public trustee sale auctions / auctions on the courthouse steps, after some success with properties on auction.com homepath homesteps hubzu and related it seems like a natural next step to explore.I've read dozens and dozens of posts here regarding checking title, loan and lein information but I am not sure exactly what I am looking for.

If YOU directly purchase it at auction, chances are they were not "underwater" on their first mortgage but has junior liens that prevented them from shortselling (ie. second mortgage, income tax liens).
