Courts will sabotage any attempts you take to do your own Evictions, don't ask me how I know that.I understand the process completely, and don't need an attorney, but the courts won't let me get it done on my own, so even I have to hire an attorney.

I do however agree that curb appeal has a lot to do with selling homes.

You should be able to get a hearing in 10 days or so (I believe the Court clerk has to set the hearing within that time frame but that may just be my own district court.)

On December 12, 2013, the Circuit Court of Cook County entered general order 2013-07 effectively stopping the Cook County Sheriff from enforcing eviction possession orders.

The state and HUD are different  matters. . if you take option 2 and fail,  you can then appeal and get an attorney. 

You'd have to get court permission to buy it and I'm not sure how they'd treat the unsecured portion of the debt if that is indeed the way that went down
