If the markets get better, they can refi to a lower, more permanent financing, if not, they can ride the wave or sell.It's all about your plan and anticipating what might happen so you can mitigate losses and assessing how much risk you are willing to take. 

If they want to carry a four year note and use trust distributions to pay it off, I'm guessing they don't anticipate trying to get a regular mortgage in 6 months (when one spouse will have reached 2 years of being self employed).

Hey guys/gals I got this card in the mail about the EZprep home study pack that anticipates the questions on the california state exam.

Then we contacted the lenders to get the amortization reworked to lower the payments.Now, we can easily adjust and adapt to any rental conditions without suffering from being over leveraged.For now, we are making the expected payments in anticipation of having to adjust to a more competitive rental market over the next couple of years.

So we will eventually see whether my strategy will work as anticipated.
