I am no expert on the subject, just making note of it for you.From what I understand, one of the rules is that the note must be fully amortized.If you don't already have these easy format purchase agreements you spoke of, it is likely that another investor in your area does, so I would start there, however, the contract is only as good as the verbiage in it, and with lack of experience, you may not have items in there you would likely want, hence, the attorney route.If you plan to make thousands of dollars flipping deals where the acquisition was with owner carried notes, why not spend the money on the attorney?

I recently started a closed Facebook group to teach people in our REIA how to safely lend their own money on deals to others in our REIA to promote investing activity and I'm not worried about the law coming down on me for teaching this to others without a license or brokering it out for them if that's what they prefer.It's very difficult to get any help from law enforcement or other regulatory agencies even if you do collect money nationwide from people to scam them or to legitimately broker it, whether you have a license or not.

There are all kinds of rumors that have circulated, either due to lack of research, people believing what they overheard at a REI group, attorney's selling land trust courses, and now that 5 years has passed since the law was signed, lack of information on the details of what took place many years ago, in regards to the original bill and the amended bill.

I understand the attorney is just doing her job and Im not at all upset with the seller with obtaining the service of an attorney but Im sure like plenty of people on BP have experienced, it is frustrating when someone holds up a good deal because of their lack of understanding of investing and more specifically wholesaling.I will be on the phone tomorrow contacting attorneys in order to get the correct paperwork needed and get this deal done.Thank you all for your guidance
