Something that has been working for me so far is listening to all of the wholesale podcasts from bigger pockets including some on the rookie wholesale podcasts that can be extremely motivational. 

So even if you spend 140k to purchase and rehab a home and it appraises for 175k when you go for the refinance, to achieve the 1% rule you would need $1,400 in rent not $1,750.

I've achieved excellent credit by paying all my credit card bills off in full each month and I really like how that feels and looks.
