Keep in mind the bigger space you have, the more you can charge on rents.

Give each parking space a number and rent them out separately as a small charge. 

The "Nirvana" is to only lease the Pads and not own the actual mobile homes. you own the land and get paid for the concrete pad space they lease.

Hello Bigger Pockets family,Here is my current situation, my current credit is in the mid's 500's , I have income close to the $90's / year, but no money down.I will have access to maybe $7k by next year.

It's certainly a small town, but has quick access to the Blackstone shopping center and it's not a terrible commute to Worcester (my dad does it every day).

With that being said, even though we have access to the HELOC with no problem we don't have much control over the property which we wanted to rent out to pay for the HELOC and we could have more leverage to invest.

The fee they pay covers the administrative costs of updating leases and tenant ledgers as well as re-keying the property, to ensure the departed roommate does not have access to the unit once the termination goes into effect.  

If your friend wanst to create a somewhat segregated space for a long term roommate inside the residence I don't know that the HOA can really do anything about that without violating federal law...

The condo I did in Ohio was done about 10 years ago and we got a range with controls up front and a refrig that was accessible with ease....a higher toildet, lower bathroom sink and roll in shower...that kind of modifications.I am quite new here and sure would appreciate any ideas or cost estimate that you might know about.Thanks so much....Phil
