I do like the possibility of being located near my investments, though.From what I've seen, out of state (midwest region) has lower prices (although lower rents, too) and seems to be more landlord friendly.

Lots of really good advice in this thread, I would do research on population growth, job growth, income growth, school systems and if there are big job creators moving to those regions.

I've done this a few times and a few suggestions I would have is 1) Check with regional banks/credit unions as they tend to have more flexible terms and work with you on terms if you want to negotiate, 2) Always ask about fees for loans, especially if titling is needed.
