How do I know what cap rate to use to find out what the market value of the property is?

The flooring retailer is the latest in a growing list of companies forced to shut down due to changing market conditions, rising competition, and the lingering effects of the COVID-19 pandemic.The company’s financial struggles began after the pandemic-fueled home improvement boom fizzled out.

I own a property , in a not so great neighborhood, which is paid off & is worth maybe $75-$80 k.

How can we make this a win-win situation? 

I have been through the worst experience with this drywaller.I am not using a general contractor, I have been organizing the labor myself.

Scan the local papers and try to find any vocal neighbors trying to ban STRs.

The great divide” is between purchasing real property for CASH FLOW, or purchasing real property for CAPITAL APPRECIATION.IKnow, I know, the two are NOT mutually exclusive.  

These properties are not in desirable areas but still seem to cash flow.

I also just found out my Tenant lied on his application and was supposed to register as a sex offender YEARS AGO!!.

I do believe that we will start seeing better prices as people start to try to get out from their monster debt with properties that are not doing what they thought they would do.
