What is a good area for this in Newark, NJ(North Ironbound, WestSide, University Heights, Weequahic)?

The reasons I did so was because of affordability, it is a university town and my daughter lived there and could be my boots on the ground person. 

Boy oh boy… you make paying rent as idiot-proof as possible, and the universe just goes and makes a better idiot…

Stable cash-flowing duplex located less than 10 minutes from Downtown where there are multiple big employers and a large Private University.

Does anyone know if there is any kind of work that investors who are rehabbing and flipping would be willing to pay a college student for? Or where this kind of work could be found? I am trying to find work in La Joll...
