This is the part of your post that makes it clear that you are more a contractor than a successful investor.I don't know of any successful investor who would trust a contractor (especially an unknown one) to complete a job without being on-site to at least verify that things are getting done, getting done properly and getting done on-budget.Would you trust another contractor to complete your rehab with you never being there?!?!

Avoid that by having your own inspector come in or make sure your contractor verifies they are all in perfect working order and sealed properly.

Major fixer but lots of potential here.  10 bedroom, 0 bath home, around 5,000 to 10,000 square feet.  The property has real limestone floors, 3 stories, a solid red-stone foundation, a very large pool and lots of room to expand.  Home would need to be brought up to local building codes.  Buyer to verify permits.Offered at $500,000, includes wholesaling fee.Rehab estimate: $35k, needs new electrical, plumbing, HVAC, roof, some walls, a few bathrooms, windows, some foundation issues, and all interior fixtures.

So, you may want to verify that the contract is even valid in your state.- They are asking you to do repairs on the property with your own money.
