As for a solid financing plan, you have a solid plan.

Treating will be a waste of money since they will only come back.

With a good lease and solid understanding of proper and thorough screening, you can eliminate 99% of the problems most landlords have proactively.

I am curious to see if the flippers here think it is worth it to make sure everything is done right to avoid wasting time negotiating credits in escrow or if you think you should do what you can to limit expenses?
