Different provider whom I have home with doesn’t allow umbrella if auto is not written through them and switching auto would be very expensive.Recommend any standalone players offering umbrella for myself and LLC?

There is a lot less restriction and red tape in the commercial financing space. 

Syndications with materially lower barriers to entry are often new firms without track records or unable to raise capital from traditional sources, which could be a red flag. 

@Franck Brichet Negative cash flow of $200/month is a huge red flag for me.

The question is: any specific items or red flags I should be looking for / have my contractor and inspector looking for and focusing on during the inspection?

Those are big red flags.

This does two things: 1) Triggers your mortgage company to procure very expensive lender-placed coverage on the property, and 2) Raises a red flag about the title transfer.Attorneys will almost always tell you to set up an LLC for liability protection (and they're absolutely correct, if that is your only goal).
