Their Hartford quote is also well above the price my own agent had gotten me from Hartford and at least initially appears to be identical coverage.

But at least you can check under "Price/Tax History" and sometimes see previous rent listings.  

Those folks now are wealthier but we had wild inflation in the price of, well, everything (more on this later).

It's a 4 bed 1 bath and I'm open to either renting it or selling it (if I'm offered a price around the ARV).

I don't have specific language in my lease regarding damage to furniture, but damaged furnishings are mentioned as a reason to not receive a full security deposit refund. 

It's just not good karma, good morals or professional to deceive people for any reason but especially for your own gain!  

The reason why I am confused is because of their usage of "single family dwelling".

Its priced well, needs work(which is fine) but wondering if anyone has had any experience buying, living, or managing any rentals in this area or near it?

When you look at listed prices off the MLS that is what they are ASKING!
