Can anyone speak to this and give me a definitive answer based on their experiences?

@Tom HermanUsually not a good idea.You'll lose the capital gains exemption.You'll only have access to hard money or commercial lenders.You would need to speak with an accountant and get a serious opinion on it to see if it makes sense...

Also keep in my that one month of vacancy can impact ROI too so it might be ok to take a little less but keep a quality tenant.

After speaking with several turn-key providers, I'm not convinced the model is financially compelling.

I have found a few threads on this forum and a few other places but generally speaking I am mostly reading horror stories about half way houses for people coming out of prison.

I'm interesting in speaking to someone who knows that market well.

I mean the neighborhood is full of lesser quality larger homes circa 2005-2006 that sold back then new for over $200k less than the ones sold for on this street.
