@Tom HermanUsually not a good idea.You'll lose the capital gains exemption.You'll only have access to hard money or commercial lenders.You would need to speak with an accountant and get a serious opinion on it to see if it makes sense...

Also keep in my that one month of vacancy can impact ROI too so it might be ok to take a little less but keep a quality tenant.

I mean the neighborhood is full of lesser quality larger homes circa 2005-2006 that sold back then new for over $200k less than the ones sold for on this street.
