Investment Info:Small multi-family (2-4 units) buy & hold investment.

I am in the process of buying a few properties which may help me.

Is there a better way to run buy and hold calculations for a property that has been paid off completely?

There is going to be short term volatility You can always buy real estate, but you can't always sell, as we are experiencing now.

That should be your focus.Personally if you have one mortgage already that is negative cashflow I would be hesitant to buy rright now, especially in canada where from reports their housing situation for pricing is far worse than the US on affordability and just like US, people think prices can only go in one direction but reality is they are moving in the opposite direction.

If a buyer has good credit he can get a personal loan to buy a property, and hence “nothing down”.  

My other rental cash flow can cover the loses but I am not completely comfortable buying a property that will lose that much obviously.
