@Peter M. your reply seems like it could be most applicable for this mom and pop operation and their lackluster management situation.

Problems almost always pop up during the first six months of ownership.

Most of the time, a house with market price will be gone within a week. if there was a fixer upper pop up, people jumped on to it like a piece of meat was threw in a wolf pack.

Some of our nicer rentals where we don't interact with guests at all the guests would steal shampoo, paper towels, bottled water and treat the place like a hotel but that does not happen when they think you are mom and pop and we don't get referrals from those properties as much, so its a tradeoff.
