Read the forums and the post and you will gain so much wisdom that it will save you mistakes and money in the end while the same time giving you great encouragement.

We all make mistakes in the beginning... and the middle... and the end. :)  Keep looking and researching, and you'll find a great deal that will work out for you that you can use as a stepping stone to bigger and better deals, rinse and repeat.

Hoping someone can learn from my mistake. 

The funds for rents should have been settled up when you completed on the purchase.If the agent collected funds after the change of ownership the agent was not legally operating on behalf of the prior owner at that point.It could be a simple mistake rather than anything more serious.

For the sale of the home, my property manager also acted as my Realtor which I now see may have been a mistake.

If the OP made this same mistake they can alleviate any worry’s by simply looking at the detailed listing and making sure the seller is offering a buyers commission?

I have a few properties in mind I just don't want to make any mistakes by running off of emotions and jumping into the first deal I see because I'm excited.
