Hello everyone,I am new to real estate investing I love reading all of your advice and details on the deals you're working on , I stay in Milwaukee and we have a lot of foreclosed, boarded up homes if anyone is willing to connect I am be boots on the ground here for you.I know Milwaukee isn't the most desirable city but to a creative person I feel like with the things we have building up in the city this could be a potential gold mine.

I think I pay 30 bucks a month for a $10 copay anywhere I go with a 1000 deductible with my W2 job currently.

If my guesses are a few bucks off in every category (which of course they will be), then 6% could quickly become 2-3%, or even worse. 12% has more room for error.
