It can be a $700k owner occ SFR in the East Bay, or a midwest $60k rental, for whatever reason the price is sticky about $800/yr.What's crazy is the % of that $60k home's monthly payment (PITI) that is homeowner's insurance.

In my market, we never see FHA right at list price w/ max seller concession, especially since it's contingent on the sale of a home that's not even listed yet, that would never be the strongest offer in the Bay Area market, the buyer's agent would be openly mocked for even presenting it.2) Sales price. $190k.3) Difference between your purchase price and sales price, with some other complicated stuff thrown in that you can talk to your tax pro about.4) That really depends on what else is going on in your market.
