@Nina Ning not Zillow but Opendoor, they need to have the same disclosures but they often don't know a lot of the time, the upsides are they have no emotional attachment to the home and holding costs really hurt them so you can get under list offers accepted especially for homes that have spent a lot of time on the market.

I recently was forced to move out of a unit due to the owner wanting to reclaim that particular unit to “upgrade” it.Anyways, after all that I was still charged a couple of cleaning fees for the carpet/furniture in the bedroom which totaled to $80.I wanted to know if that is acceptable to do considering there are no damages apart from (minimal) normal wear and tear.

We had a full priced offer last weekend, but it was contingent on the sale of buyer's property, so we didn't accept it.I had renters warehouse come out on Monday and they thought it should fetch between $2,500-$2,700/month in rent.We purchased the property 11/8/19 and there is a 6 month "seasoning" requirement for refinancing and taking cash back at closing.

Here are the specs:6 unit brick multifamily Apt building-priced at 569,000- negotiated down from asking 600,0006-2bd/1bth apts currently does 4700 per mth-rent currently about 20% under market at the start of due diligence was 100% occupied-That is what I based my offer on building performing at 100%tenant just gave his 30 day notice -so before closing the building will have 1 vacancy performing at 84%The inspection also turned up 15k of safety violations I believe both are points of renegotiation-I'm just not sure how much is my question-I was going to ask for 15k of a closing concession to cover the safety issues-but how much is considered acceptable/reasonable to decrease the price for the vacancy?

@Curt Smith when you said “increase your net cash flow when you offer and finance” do you mean increasing it by purchasing properties for a lesser amount (assuming they accepted my low offer) or look for properties that would meet the 1.6/1.7 DSCR?
