I've always found VA to be very reasonable and predictable as far as short sales go.

@Bryce Spraggins I was crushed during the Great Recession, but I found a way out and have gotten half back with the buy and hold strategy.

Once an environmental phase 1 study is done and ground contamination is found are these findings made public or given to a state agency to enforce clean up?

Alright.. found a nice, fully remodeled 3/1, 1000 sqft with .60 acres for sale close to my house.Original asking price - $150k, then reduced to $140k.

I've found in this market, you need to be creative, figure out how to add your value to a property, house hack your first investment etc. unless you're entering REI with a bunch of cash. 

When I search in nearby Baltimore, I get 0 properties found for nearly every neighborhood I try, and those that do have something are mostly empty land.What's the issue here?

I never found much value in them and have done better with traditional bank financing.
