We are currently searching for land and boy can I tell you I feel like the FBI with what I'm having to do to find land and contact these owners lol!

I was also thinking how hard it is to invest from out of state.. looking at enticing properties in your price range without knowing the area feels scary to me.

We plan on slowly bringing rents up until a tenant moves out and then we can get true market rent.

To sum up my experience, my commercial mortgage loan originations are booming; we’re getting 12.75 - 13.5% interest with 4 points for 12 month loans at 40-60% LTV.The purchase of existing loans from lending institutions has dried up for us, as buyers are offering more than we feel is warranted, and they are buying “dubious” assets.  

At this point, I feel obligated to help him sell after that ordeal.

. - I asked for 3 months' bank statements and have about 20k liquid- 16 derogatory remarks on credit report- (I feel dumb for even asking considering this)Here is the kicker:- they own a restaurant and already said "How would you feel if there were occasional workers that stayed here?"
