Promise I am one of the dumb folks here so take what I say lightly.

Your response should be generic without promising - or even alluding to - a refund of any sort:"Susan, thank you for providing notice.

Confirm if the property is subject to Rent Control.If these two items pave the way to a clean break with the current occupants, then tell Kait that you will buy the property but can make no promises on the fate of the current occupants.

I have called the town building department and wetland department and I haven't heard anything promising.

I personal opinion is that at this point or for the first couple of deals, you have to let go of some bigger percentage to the investors and once you have proved to be an A+ syndicator who can deliver what you promised, then you will have investors lined up to pay you higher split because of the  confidence you have created. 

Is it as simple as having a contract written up by an attorney that says you give me money, i buy the house, make all the flipping decisions, this is the promised return, here's how you'll get it?

It might require looking a little deeper, but I promise they are there.  

This means everyone else is using the same channels and often the most underutilized channels were the most promising ones.
