I haven't used it myself but I have seen a few people recommend something actually called houseflippingspreadsheet (I believe you buy and download it online?)

You can use an app, but make sure you can download the data in a standard format such as pdf or excel.

It's nice to be able to upgrade because QuickBooks is always improving their "stuff".I believe they stop supporting automatic download/reconciliation of transactions after a few years from each version. 

It auto downloads bank and credit card transactions, divides expenses by reason and property, etc etc.

Many states Real Estate Commission have promulgated contract forms available for download.
