People act like you just go to the bank and the teller cuts you a check or something. 

I do a little work on my rentals like cutting the grass or painting when the properties are vacant because I enjoy it.

The short amortization cuts down cash flow, but our plan is to sell in a couple of years anyway so we'll recoup that cash.

Seems like you could pretty easily cut a few of them out and work even less.

They'll use your nice countertops as cutting boards.

After listing my property (a 4-plex in San Diego) too high in a declining market, receiving no offers after a month even after a 9% price cut, I asked my broker: at what price could he guarantee an offer within a week or two. 

So no idea how they came up with 5500+ for a clean cut main panel upgrade 200 amps.
