For appliances I have a rule of thumb that if the parts and labor exceed 50% of the cost of a new unit I'll just swap it out.

I don't know if the garages are separate so you might have to budget for 2 roofs 25 life span (unless flat then only 15 years), appliances and hot water heater 12 years, hvac 20 years, and I could give you more that you need to budget.

When we do remodels, they are homes bought off the market and often times have appliances still in them from previous owners and the company we do the work for often replaces those appliances with new ones and we take and keep the old ones.

All the appliances are probably way past expiry.I am contemplating on changing the layout so the main house has 3 BR and 2BA with kitchen on the back side of the house with ocean views (vs facing the street side).Converting the current kitchen and dining over garage to another bedroom with attached bathroom (one moved from downstairs to upstairs).

@Paul Gallardo Would probably get the most bang for your buck by updating the flooring to something like vinyl planking, updating the kitchen appliances, and as you mentioned looking to update/upgrade the heating system throughout the house.
