@Matthew Anderson must be nice to have a nothing down loan. Interest rate seem great also and no PMI. When I use % I use a minimum of 23% for vacancy, repairs, and capex. Let's use floor capex as an example. Assume your units are 800 sf each or 3200 sf total. In my area it is $6 sf to replace. 3200 sf*$6 sf = $19200/8 year life span/12 months in a year=$200 per month in floor capex. That means you won't be able to do the roof 25 year life span, appliances and hot water heater 12 year life span, hvac 20 year life span and others i could name.
