Scenario is that I am looking to purchase a SF home that needs some work, say 10% of the purchase price, for updates like new flooring/kitchen and bathroom rehab/landscaping/bathroom remodels.

I conservatively estimated the gross rents, I found most of the other expenses taxes, insurance, water, landscaping, management, etc. and exaggerated the others.

Eventually, the eviction moratorium will be lifted, bringing us into a whole new landlord-tenant landscape.

Renovated everything: floors sanded and refinished, completely new kitchen and floor, paint inside and out, simple landscaping, and perimeter drain in the basement.

layout changes, huge cosmetic upgrades, added appliance amenities, closed in a 200 Sq Ft porch and did it the right way, new HVAC, removed knob and tube and rewired, 100% new water lines, drain lines, gas lines, new roof, structural repairs, landscaping.

Also taking out all the old style landscaping (It looks like those are yews under the larger window on the left and update it with nicer bushes.  

What the education landscape looks like and the future plans for schools in the area.

Patrick, I haven't seen any day laborers in Columbus at any of the big stores - Lowes, Home Depot or Menards; or even near the landscaping stores.

The house needed a new roof, total rehab in the kitchen and two bathrooms, new furnace and A/C unit and landscaping.
