I'm located in southern California in the Corona area and I'm noticing that there are a few homes in the running springs and arrowbear under 1k sqft in my price range, so I'm wondering if anyone here has had any success with small short term rentals?

The ARV on this property would be in the range of $300K- based on comps (what a steal!)

I would look first at what market segment you want before looking at type of housing...lower, mid range, upper end?

@Jonny McknightWhy do you think the agent listed it at $2M if the comps are in the $3.8 to $4M range?

There are 4 facility’s within 3 mile range and they are all much bigger 50,000 sqft+.

Our lender told us that we have to have a tenant's first-month rent and security deposit before getting approved for another loan in the price range we want.

Right now trying to fill two positions, one is hourly at $80/hour and the other is a salary position which including expected bonus will approach the quarter million dollar range in 2022.

Looking in the the $250-300k range.

While not a written rule  you or having your PM contact the tenants prior to you taking ownership or w/o the expresses consent of the owner, or doing a walkthrough etc....is seen as bad form.
