Hopefully you kept the deposit to cover the costs as that is likely all you'll see.

I have found that when doing fix/flip, I like to use a lender who will do interest only for the period of the flip (usually 13 months or less) which is less interest that a HELOC.

Willing to work as an extra hand or anything like that for a house flipper with experience to kind of get that hands on learning that I need!
