Most of them we do a walk through a few weeks before they move and note anything that needs attention.

Again not really a new idea to me but I am paying much more attention now.

You did not notice that you should have taken a different route.The interpretation of this is that what you should have paid attention to when you bought your Investment Property was the Big Three Domestic Automotive companies that 90% of the Economics of Detroit was dependent on.

But when I underwrite the insurance for my personal holdings I do pay attention to the CLUE report.

You need to be equally focused on your expense profile equally to the attention you give to your income side calculations.There are plenty of calculators online where you can plug in your numbers to give you these metrics so you can always simply do your due diligence by requesting these figures from the previous owner and plug it into a calculator. 

The city is booming and getting national attention especially from Art Prize and the Beer scene. 

Just pay real close attention to that 5 year period.

The more traditional methods are worn out, many people are numb to them (just like many of us don't pay attention to billboards or tv ads anymore).

The thing is I am a key employee and work in IT therefore my time is very flexible, I am answering my work related questions at any time of the day including 2am at night, as well as vacation calls are very common therefore if I need to take a tenant call while I am at work should be ok, but it is a people's nature to think that person might be paying too much attention to his/her "other" job even if he /she  is not, so I decided to keep it private :)Thanks everyone for an input.
